Landlords will be obligated to confirm that their tenants have a legal right to reside in UK, and they can also evict occupant that do not. It will be regarded as a criminal offence for those who repetitively fail to ensure their occupant’s ‘right to rent’, and these landlords could be prevented and blacklisted from renting out homes and could even lead to criminal charges.

There shall also be actions that will stop unregulated landlords from renting dangerous, filthy, and congested homes. It is occasionally evident that some property-owners take advantage of both legal and illegal migrants and neglect their vital tasks and responsibilities to their tenants.

These actions will only concern those rogue property-owners that are not upholding the current regulations. The HMO legislation and Deposit Protection Scheme are intended to make sure both the tenant and the landlord are given a reasonable deal.

We at Marble Property Group, entirely support the latest measures introduced, but we don’t see these issues affecting our tenants or landlords. We strive to have utmost communication with our clienteles so as to build trusting relations.

Tenants and landlords should always make sure to approach leasing agents that are ARLA-approved.
